What a Casita Costs to Build in Phoenix
No two lots price the same. A casita's cost comes from a handful of drivers, and most of them are set by your property, not the floor plan. Here's what moves the number and how we price yours.

How does size affect what a casita costs?
Square footage is the biggest driver. Our five designs run from 345 to 990 sq ft, so you can see the range before you choose. Bedrooms, bathrooms and kitchens add plumbing and finish work, so a studio and a two-bedroom, two-bath casita price differently even at similar sizes.
How much do site work and utility connections add?
It depends on where the casita sits on your lot. Distance to the main house's water, power and sewer or septic sets how far each line has to run. Grading, access for equipment and the foundation your soil needs all add to site work.
Site work and utility connections are part of the build. We bring in licensed trades where the job needs them.
What do plans, engineering and permits cover?
Every casita needs plans and engineering that your city will approve, plus permit and plan review fees. We prepare the plans and pull the permits ourselves, so these are in your quote rather than a surprise later.
How do finishes change the price?
Finishes are where you choose how far to go: cabinets, counters, flooring, fixtures and exterior details. We go through finish options with you before we price them.
What costs do people miss when building a casita?
The usual surprises are utility trenching from the main house, site grading, permit and plan fees, and structures already on the lot that were never permitted. Phoenix requires unpermitted structures to be legalized before it issues an ADU permit.
Ask about each one before you sign. Our estimate spells out what's included, start to finish.

How do we price your casita?
We visit your property, look at placement and utilities, and give you a written estimate for the design you pick or a custom one. The estimate is free.
Casita cost questions
How much does it cost to build a casita or guest house in Phoenix?
It depends on size, site work, utility runs, permits and finishes. We don't publish a price because those change with every lot. Request an estimate and we'll price it for yours.
Is a custom casita priced differently from your designs?
Yes. A custom design is quoted on its own because design, engineering and permitting start from scratch.
Should I convert my garage or build a detached casita?
It depends on your space and your lot's rules more than on price alone. A conversion uses space you already have, but in Phoenix it means adding equivalent parking elsewhere on the lot, not in the front setback. A detached casita needs room in the yard within setbacks, lot coverage and the 15-foot height limit, plus its own utility runs. We can price both for your lot so you can compare.
"Fantastic work by Ramiro and team. They provided a competitive quote. They helped with the process of permitting and HOA approvals. They provided a clear quote. He stayed in constant contact to keep us informed of progress. He made sure that quality work was done in every aspect. We converted a part of our home into an ADU and have since moved in. We are extremely happy with the finished product!"
"We hired R&M to build a casita for us and the experience was excellent from start to finish. Ramiro and his team handled everything- design, permits, construction, which made the whole process smooth and stress-free. They turned our vision into a reality. We were on a schedule and the project was completed in about 7 months, and the quality of work and communication throughout was outstanding. If you're looking to build a casita, I highly recommend!"
