Yes. If none of the five fits your lot or the way you'll use the space, we design one from scratch. A custom casita is quoted on its own, because design, engineering and permitting start fresh.
Tell us what the casita is for, such as family, guests or a home office, and we'll plan the layout, size and finishes around it.
What types of ADUs can you build in Arizona?
Arizona law names two: attached and detached. Either way, an ADU is a self-contained home on the same lot as a larger single-family house, with its own sleeping area and bathroom; a kitchen is allowed but not required. Casita, guest house and granny flat are all common names for an ADU. You may also see "junior ADU" on California sites; Arizona's law doesn't use that term.
In Phoenix, an ADU usually takes one of these forms:
- Detached casita: a separate building in the yard.
- Attached ADU: an addition built onto the house as its own living unit, at least 3 feet from the rear lot line and 5 feet from a side lot line.
- Garage or carport conversion: existing space turned into a unit, with equivalent parking added elsewhere on the lot.
- RV garage with living quarters: if the living space has its own sleeping area and bathroom, the ADU rules apply to it.

Who handles the design, permits and construction?
We do, under one contractor. We pull the permits ourselves and manage the build from site work to final inspection. Site work and utility connections, including water, power and sewer or septic, are part of the build. We bring in licensed trades where the job needs them.

How long does it take to build a casita?
Most casitas take about 7-8 months: 3-4 months for plans and permits, then about 4 months of construction. Your schedule is set during planning.

Do you offer predesigned plans or custom designs?
Both. We have five ready-to-build designs from 345 to 990 sq ft, and we design custom casitas, which are quoted separately.
Can I build an ADU on my property?
It depends on your city's zoning, your lot's setbacks and any HOA rules. We check all three before design starts. Our ADU permits page walks through the process.
Do you pull the permits?
Yes. We prepare the plans and engineering and pull the permits ourselves.
