How do you build a home on your own lot in Arizona?
Start with the lot. Before design, we look at what the land needs: access, grading, the soil the foundation sits on, and how utilities will reach the house. On acreage those answers shape the plan and the budget, so we settle them first.
What if your lot needs a well or a septic system?
It's planned into the schedule from the start, whether your lot ties into city services or needs a well and septic system. Site work and utility connections, including water, power and sewer or septic, are part of the build. We bring in licensed trades where the job needs them.
In Maricopa County, septic systems are permitted by Maricopa County Environmental Services, and new wells by the Arizona Department of Water Resources.
Do you need a city or county permit to build on your lot?
It depends on where the lot is. Lots inside city limits go through that city's permit process. Lots in unincorporated areas go through Maricopa County Planning and Development. We find out which applies to your parcel and pull the permits ourselves.
Which home plans can you build on your lot?
One of our own home plans, from 2,000 to 7,000 sq ft, or a design from scratch. Either way, the plan is fitted to your lot's setbacks, orientation and access.

- 1. Review and designWe look at your property and goals, then design the build around your lot.
- 2. Plans and permitsWe prepare the plans and engineering and pull the permits ourselves.
- 3. Build and walkthroughWe manage construction to final inspection and walk the finished work with you.
Building on your land
Do I need architectural plans before contacting you?
No. We design the home or start from one of our own plans, 2,000 to 7,000 sq ft. If you already have plans, bring them.
Can you build on raw land?
Yes. Site work and utility connections are part of the build, and we check access, grading and utilities before design.
Who handles permits for a county lot?
We do. We confirm whether your parcel is under a city or the county and pull the permits from the right office.
